Agreed, but I wouldn't write York off just yet. Put them in a new facility first, get them an improved fan experience, and see how the market responds. Their on-field product is actually quite entertaining IMO.
That said, if they do fail, I see much better uptake in markets like Windsor, London, or Kitchener-Waterloo if they have to move the team.
