Do you run studded in the winter? I used semi-slicks (IRC Advantage) on my MTB all winter and it was fine. I just ride knobbies in the winter. Studs wouldn't do much good I don't think. They'd slow me down too much.
I'd talk to building management about the cleaner crap. Our cage is getting super busy as well. Just got panniers and my back feels better already.
