Default Studio Space or space for a studio

I'm looking at starting up a small vocal recording studio for voice students to get decent low-cost recordings for auditions, etc. I need a space that's relatively quiet, can tolerate a bit of noise (no instruments but some of these singers are LOUD), and is accessible evenings and weekends.

I don't need a lot of space - something the size of a conference room will do, but ideally with a waiting area (can be shared). I don't need to build anything out - I'll bring my own 'recording booth' - though that may depend on the space.

I'm happy to share a space - my need is evenings and weekends and I don't have a big footprint. I'd prefer to avoid downtown since that's a hassle for people to get to and park, and I have a lot of potential clientele in the southwest.

Any suggestions on where or what I should look for? What is a good source for commercial listings, what category would my requirement fall under? I don't have any experience with co-working spaces - might they fit?
