I wonder what the planners think when they impose 40 pages of prior to release conditions on developers only to see the projects die on the drawing board.

Can we take a minute to explain something: there are unforeseen costs as part of building something. If you were building an infill and the existing infrastructure requires upgrade, the initiator of the build is responsible for the cost of the upgrade. This happened when I built my house. You pay for the demolition of the road, the digging of the hole, the upgraded connection, the repaving and the reconstruction of sidewalk. This stuff isn’t hidden, it’s just not known. You take the risk on when you build new things.

I feel like Bunk is providing some really important details that people are just glossing over.

This deal is not really falling apart over sidewalks and solar (by the way the solar will end up paying for itself in the end likely) it’s falling apart for other reasons and this is a trigger.

This is exactly what happens when you buy a property in pre-sale. You may have a deal in place and your builder comes back saying: I need another $50k. You can pay it, or walk away and lose your deposit and the unit goes back on the market.

All of this is really standard, and this can happen in any municipality, not just Calgary.
