I expanded on my OP.
I promise you they are legit, not at all a distress buyer.
I paid a sellers premium of 5.9% across the board instead of the usual 7/3 model.
So yes I paid but when u compare the costs of your mortgage while it takes 7months to sell plus the inconvenience of showings and the stress of waiting for offers, it was more than worth it.
Not too mention they even paid my closing costs!
