Pure guess - I think the landlord wants cheques from local branches because they cash faster (branches from other cities / provinces may take up to 5 business days to cash?)
Also most landlords would prefer post-dated cheques upfront as e-transfers have to be initiated manually every month and a lot of renters will conveniently "forget" to make transfers on the 1st...
