That he’s in the neighbourhood enough to be close sometimes is impressive. He’s also in another postal code sometimes. If he’s +- 20 or 30% on average that’s a lot.
Should add - I’m not knocking the guy. He’s put it out there so I’m sure will get closer and closer. And maybe the actual will show I am wrong.
