Whenever someone wants to go there, they have to park in Kensington then walk by another (often better) version of whatever has existed there.

Going for a beer?
You're going to walk by 3 pubs on the way there.

Going for fancy wine (I think it was that once).
You're going to walk by Wine Bar.

There's no really good way for it to get the foot traffic it needs to stay open because all of that foot traffic is being absorbed any number of similar/better places along the way.

Julio's is in a similar location in that you have to walk by stuff to get there, but it's different enough that people aren't going to say "Oh hey, why don't we just go here instead" on their way there.
