Assume 19,000 seats x 273 dates (throw a rough usage number of 75%) x $8 = $41M / year. So it should only take 4.5 years to repay the $185M by ticket tax.

Now, certainly aside from 42 of those dates and some major concerts (say 20/year) a lot of those dates won't be full 19k capacity, but even at 50% for the remaining dates = $17M / year. Which would only take 11 years to pay back.
