No, it's relatively new build. Honestly, the best grass is underneath the cherry tree I have in the front (east) yard.
The dirt is very fine, mostly silt I think, there is nothing to hold the moisture.
The worst parts are right around the foundation, especially in the front. The soil is so loose and it's literally just powder.
I'm probably going to make a flower bed there, but that's a problem because it will be fully shaded by the tree.
