I replaced the whole thing and I had a bit of a problem. Last year when the door wouldn't open at all, I put WD40 on the track for the door. It works for a few weeks but it went back to the same problem when it gets cold. I guess I'll try that silicone spray and spray the heck out of the track and also by the door. I might buy them tomorrow and try it. I never have that problem with my old garage door with the chain track. Too bad that garage door died on me after 6-7 years.
