The coyotes are tapping into a market that probably has never existed for them before. You need to build a new layer of fan base to go with what you currently have. Putting them beside a University that is nearing 100 thousand students, in a nice part of Phoenix, has huge upside. Add that to the fact they actually have a young and upcoming team, this might be the best idea yet from a non traditional american hockey market.
I also want to add that I am no Coyotes fan, but having first hand experience with hockey down there, I believe it can work if they just get out of Glendale and into the right location (which they have). I guess time will tell... Good first step.

Most students will not live anywhere near Tempe, post graduation. ASU is one of the larger, nationally-recruiting campuses in the country. The vast majority of students will go back to their lives somewhere nowhere near Tempe.
Even the students from Arizona will go back to whatever part of the area they are from.
A university campus is not the best location to build a fanbase.
If you want to attract season ticket holders, go where the money is - go to Scottsdale.
