The issues with the CalgaryNext are entirely related to the poorly thought out initial design of the project. By re-aligning the road network (perhaps trenching or burying WB Bow Trail under the facility) and moving the stadium complex closer to the railway line, sufficient land can be freed for development to make the pro forma work. The only wildcards become remediation costs (which can be viewed as sunk) and the market (which is extremely uncertain at this point in time).
