The building needs some substantial work, and I can confirm that they have some substantial ideas to really address these deficencies. It will be interesting to see what Aspen does. It fits their business model: buy undervalued assets, do some minor renovations, jack up rents on renewals and new tenants. That’s what they did at 444 – 5th and is what they are currently doing at 333 – 11th ave. This will be on a much large scale.
