If there are no other transportation improvements to the area, it would be awful. However, if they re-work the 14th Street and Bow Trail interchanges and have appropriate access points to and from the arena complex, it should probably be better than the Saddledome for most of the city.
The biggest problem will be the C-Train access to the site. It will have the same problem that McMahon currently has, where almost everyone taking public transit to the game will have to transfer onto a single train to go the couple of stops out of downtown to the arena. Hopefully, they'll figure out some way to make it so that people on the NW-South line won't need to all pile onto the West-NE line to go to the arena.
According to Google, walking from the Kerby C-Train station to the Greyhound station is just under 1km. That's with the current horrible pedestrian-unfriendly infrastructure in the area. With a little planning, that could be turned into a pleasant area to make that walk. Right now, I park about 1km from the Saddledome on game days, and it's not far to walk at all, even in the worst cold if you bundle up.
