Hate to be a downer but the reality is nobody can make any money selling 'old vegas charm' on the strip. Virtually nobody with deep pockets is looking for a theme park. If they were, MGM would actually care about Excalibur and Luxor and put some money into those properties. They get better customers by building city center, critical mass with its own shopping, nightclubs, cabanas and condos.
If that's important then obviously downtown is the place to go which seems to be doing ok. But what downtown is selling would never work in a high rent district like the strip.
