Of the 27 I had to make several recommendations to the buyers to renegotiate on price of the homes due to the costly repairs and required replacement of the furnaces I inspected.
Don't get caught with a Furnace that requires replacement when your home inspector tells you everything is okay.
Its like the old saying applies ....if to good to be true it likely is.
Remember ...I charge nothing for a initial furnace inspection pre purchase.

We just bought a place, and got the purchase price lowered after the inspection told us that the original 1981 furnace was shot (Cracked heat exchanger) The very first thing that we do when we take possession two months from now is to put in a new high efficiency furnace. I suppose it's best to get the ducts cleaned after the install? What are your rates?
