Your referring to the more surface oriented landman. These people deal with freeholders and rights of way onto the surface of the land.

There are other types too, such as the mineral landman. They are concerned with obtaining the rights to win, take and remove petroleum substances in the subsurface. This is done either through the crown or freeholders as well.
