When we stayed in Rome we rented a condo that we found on vacation rentals by owner (vrbo.com).
It was awesome, I don't recall the exact price but certainly close to what you are looking for. Location was excellent. Walk out the front doors and the Coliseum was just down the street and of course, so were the ruins.
I know that's not right in the wheelhouse of locations you are hoping for but across the street from the Coliseum is the subway that will take you to the other locations but you could certainly walk from there.
Incredible location and a really good price.
And to boot, the owner of the condo had a driver pick us up from the airport and take us straight to the condo.
