It's all about mitigating risk....pets, kids, precarious life/job situations... are all things that could jeopardize your investment and cut into any profits. Sure it might be profiling, but as a landlord you have to protect your investment, and pick the tenants who will give you the best chance to do so. There are plenty of good candidates out there that you can be choosy.

Having said that, there might be tennants out there who might not meet the ideal criteria, but come across as good solid people. I rented my condo out to a guy who was still in university...but he came across as a real good person, so I rented it to him instead of other older candidates. The fact that he paid the whole year up front sure didn't hurt though, ha.
