Here are my responses I have lived there for just over a year

- What are taxes like there?

My property Taxes are around 2400 per year 1300 sq ft bilevel with large yard

- What new areas should be avoided?

I don't like Sunset Ridge or Riversong or Fireside I like to be closer to the town I am in west valley. If you want new home I would go heritage hills but Sunday afternoons during the summer can suck if you need to go east either into Cochrane or Calgary from all the RV traffic

- What is the typical commute time during AM rush hour from Cochrane city limits to Calgary city limits between 8 and 9 am?

I leave cochrane at 6:40 and arrive downtown 11th and 11th sw at 7:15-7:20 everyday. It is 20 mins door to door to Scenic Acres. Last winter there was only 2 days in the winter that caused significant delays getting to work. (more than 15 mins). My favorite part of the drive is that I am rarely in traffic. It is the same time frame to drive to Cochrane as it is to drive to my old house in New Brighton. The difference is it is all highway and no stress. It helps that I am on the right side of downtown and can just boot up bow trail and out highway 1. The highways are also much better kept in the winter than city roads. The highways will be perfect and once you hit 12 mile coulee the roads turn to crap.

- Do you like living there?

I love living here. I love not waiting in line ups. I love all of the restaurant choices and pubs I love all the summer rodeos and festivals. I love having a backyard and a garage.

- Do you regret it, or have you embraced leaving the big city?

I don't regret it at all. The only part that sucks is friends are less reluctant to come visit so I spend a lot of time going into the city to hang out. People on kijiji don't want to drive out so it is harder to sell things. It is impossible to get a drywaller for a small job. We also think moving to Cochrane is the reason we were finally able to have a baby after trying for 2 years. I should also mention that in Calgary I had 3 of my best friends living on my block and 1 lived 2 blocks away so it was quite an adjustment from going to visiting all the time and now seeing them once a week.
