Anyone thinking of being a landlord, PLEASE do not get tenants to do work for you, unless you have a signed contract up front, and do not do it in lieu of rent.

Better to not have the tenant do it at all.

And I don't understand what the big deal is with regard to the tenant still being there is.. either call a bailiff and have them repossess his property to pay for the unpaid rent (which usually results in a person leaving), or apply to the court to have them removed, they've done enough damage that 24 hours notice is all they would need.

No one deserves what this lady is going through, but she could make it a lot better it sounds like by getting some help in managing the place.
