I think everyone would agree that if it were possible to add a lake to a community without anything else changing then yes a lake would be equal or better. If you never used it equal if you used it once or more better. But that is just a semantic argument of something is better than nothing and has no place in a discussion of which neighbour hood is better. But even then it is still an subjective statement.
So you were just arguing semantics and intentionally ignoring the broader question of is a lake community worth the sacrifices of higher price and further away from downtown.
