I think that when I was looking it was about 25k more for similar houses in lake comunities. In the end I chose lower cost for a similar house and proximity to fish creek over a lake. 25k at 3.5% is $875 per year plus your $250 lake fee is up to 1125 for the cost of a lake.

So taking two identical communities one with a lake and one without you have to get $1125 per year of more value out of the lake for that community to be better. So having a lake is not OBJECTIVELY better than not having one.
Lake communities are like new cars. You pay more for benefits that seem real, but end up not using them much, making the extra money wasted.
