If he does and he shouldn't, there's a landlord/tenant dispute resolution service that doesn't cost much that you can go through to get it back.

Never thought of that, yeah.. and getting it gutted and redone is now is probably going to take a lot longer than if it'd happened a few months ago just to one place.
