Good question - there are large swaths of the city that are R2, but haven't heard a lot of requests to blanket rezone a newer generation of communities to R2. I think it's something that could be asked if/when a community gets a new Area Redevelopment Plan (which I don't think Varsity has one yet). Are you a member of your Community Association? That might be a good place to start a conversation in your neighbourhood about trying to get an ARP or changes to zoning.
