Fire Park, no matter how amazing of a sports complex is built (even with hotels and restaurants) would be an isolated oasis in the middle of an industrial area. Being central, to me at least, is being part of the urban core of the city. Walking distance for the suits and collars who fork out the big bucks for season tickets, walking distance to more than the restaurants that the complex itself provides, etc.

If the goal is to make the new arena/stadium part of a vibrant, urban area, it makes a lot more sense to actually put it in a vibrant, urban area instead of trying to transform an industrial park into one.
