I would bet that Westbrook Mall doesn't get "updated" (again that is - there were renovations about 8 years ago that coincided with Wal-Mart's expansion at that location) in any way that sees it still functioning as an indoor mall. The general rule with North American malls over the last couple decades has been to expand or die. Westbrook hasn't really expanded.

With the TOD study guiding the way toward more dense redevelopment, and of course the new station, Westbrook Mall will likely be systematically torn down and redeveloped in phases. It's only a matter of the market being right and the willingness of the owners to either develop or sell. The Safeway and the Wal-Mart may be the last things standing and their fates are more difficult to predict.
