Well... I think the benefit is when people look at my condo the first thing they think is 'This is too far to walk to work downtown'. Essentially you need to take the bus from that area. In reality you can easily walk to work downtown from Sunalta, but it's 30min each way and somewhat inconvenient. I could see how people wanting to live 'downtown' would not consider Sunalta because it's quite the hike to get in.

NOW I'll just have to walk 2 blocks and I'm at the train and downtown. So it will be a big deal to a lot of people in the Sunalta area in terms of ease of commute.
