Up north there, my gut feeling would be to go with a prebuilt house, and to make sure the supplier you go with has lots of experience with houses up North. You will need to have a home builder who knows how to build the house on piles (like everything is built up there). It seems much easier to put together a pre built house when it's really cold and the daylight is short/nonexistant (I suppose you could be putting it together in the summer), than to build everything from scratch. $300,000 for labour seems like a lot, when materials would be expensive too (it costs a lot of money to ship that amount of building materials.
Prebuilt is the way I'd go If I wanted to build a place up there.
