troutman: good idea, that Ranger flag needs to come down, especially since it's a Messier! Assessments should not be used to price your house. For one, by the time you get the notice its already at best 6 months behind. Its based on July 1st 2008, and especially in this market, its been coming down pretty hard the past 9 months.

Another thing I realized, is that the years previous when prices were going up, the city would have been behind there as well, so pretty much every property would have been under assessed those years.
