It costs $500 to upload to the MLxchange, which is where the MLS gets it's listings from. Offices don't take half unless the realtor is on a crappy structure. Offices take anywhere from $500 - $2000 monthly in fees plus about $200 per deal. Plus yearly fees from RECA and CREB are in the $1500 range.
I suppose you could say that I'm a realtor, but I'm licenced only because I build houses. I don't sell 'em (anymore), I know enough good realtors, but I still do get a kick out of people that think that realtors are useless or over compensated. I admit that some (ok, lots) (ok, most) realtors are greaseballs, but that's the essence of the job. Selling. Salespeople are born, not bred. Which is why there are two tiers of realtors. The ones that only ever have one listing because they're just not very good, and the ones that sell most of the houses in the city, quickly, efficiently and for fair market value.
Eh, I'm not looking to change your mind on some kind of philosophical idea. Just saying that you get what you pay for.
