My 2nd hand anicdotal advice is to use a realtor. People I know who have used welist ended up having the buyer want to get a discount on the house seeing as the seller didn't have to pay for a realtor.

As a buyer, I see no incentive for me to give up the right to use a realtor; unless it's going to save me some serious cash.
