As well I wouldn't count out downtown Tempe, the area is rejuvinating, and besides if you just want to buy a place to see if you will move in later you don't need to buy your end use home, buying something in the valley will make you 'long arizona real estate' and will have your foot in the door at today's FX rate and the declining US realestate market. I may look into something off of Mill near the canal.
