Hi David, we have a condo in the Waterfront Tower that had a long term executive tenant just leave (Feb 28). They were in for ~3yrs. Looking for something similar, but our current rental property manager is struggling to fill for a shorter stay 3-6months (they knew for a couple months prior).

Size: ~580sqft, 1bd 1br, parking spot, storage, etc. Property is fully furnished (owner).

Not sure what you guys could do for rentals, but we're just starting to look at options since we dont want it sitting empty for too long.

Waterfront is a great building! Unison already manages 17 units in Waterfront so we have great knowledge of the building and a solid relationship with the Condominium Corporation, Concierge and Security.

Very curious with this as I actually have my house up for sale right now, but looking at all options if the sale doesn't go through:

Building name: The Delano
Number of Bedrooms/Bathrooms: 2 Bed, 2 Bath
Rough Square footage: 1,000
Additional Features: 1 Underground secure parking stall, storage locker, 2 balconies with natural gas BBQ hookup. In suite washer/dryer. Condo fees cover everything other than electricity.

Note, I previously rented this out for $2000 a month but this was back when the market was much much much hotter (late 2014). Have been back living in unit for the last year and looking to upgrade to a house but considering keeping the condo as well.

Default Condo Insurance Claims

Looking for opinions from condo owners and property managers on this.

I own a condo that is currently tenanted. Several months ago, there was a blockage of a pipe that caused water damage to the floors in my unit. The condo board has agreed that it was the fault of a common drainline and is willing to have the floors repaired at their cost.

The problem is, the unit is tenanted and they will only cover the cost of repairing the floor (labour and materials) but will not cover any costs associated with my tenants such as:
  • removal and storage of their furniture (can't fix floors until unit is emptied)
  • alternate accommodations for the tenants (they can't be in the unit for ~1 week while the work is going on)
If this were my house and my insurance claim, my insurer would definitely put me up in a hotel and pay for meals in addition to paying for the repairs.

The condo board is choosing to self-insure as the claim is less than their deductible.

Am I getting shorted because they are choosing to self insure or are they correct in saying they aren't obligated to cover anything beyond the repairs? In my mind, these other costs only exist because of the need for the repairs so they should be covered.

Thoughts?

I'm not an insurance expect by any means but from the way I understand it all 3 insurance parties could be involved.

Owner's Insurance covers the furniture damages (if any) and also cover lost rental income during the repair.

Tenant's Insurance covers the displacement (hotel) costs.

Condo Board covers the flooring repairs & the cost of moving around the furniture. If the company they hired to do the repairs can't move around the furniture while fixing the floors then the condo board should be paying for movers and storage costs.

1 Bedroom condo in Bankview (Chelsea Lofts)14a St, 2 blocks south of the 14 st/17 Ave SW intersection.

About 750 sq ft

1 pet allowed (one cat OR one small dog)

No view to write home about, but the building has a common area rooftop patio with an awesome view of downtown.

Outdoor parking stall, secure bike parking

Old fashioned wood fireplace/stove

Concrete building (quiet).

Proactive strata council (things that need to get done, get done).

Condo fees cover everything except power.

Currently renting for $1150/month.

fully renovated bungalow including single car garage - main floor only - large yard with new decks front and back - wood burning fireplace
can be fully furnished (2 bedrooms, 3rd bedroom is set up as office)

same as above except for the illegal basement suite

1 bedroom w/walk in closet
full bath (stand up shower only, no tub)
