Ongoing Arizona Coyotes arena saga: Arena land auction June 27
Article says that Coyotes may not be sole bidder and may get in a bidding war.

There were no questions or discussion about the appraisal on the land at the northwest corner of the Loop 101 freeway and Scottsdale Road, and the 4-0 approval took less than two minutes.
The board's decision clears the way for the Arizona State Land Department to sell the land at auction with a starting price of $68.5 million. The department now must issue a notice setting the auction date, which has to be publicly advertised for 10 weeks.
Most state trust land auctions draw just one bidder. But recent sales near Loop 101 in Phoenix and Scottsdale have prompted bidding wars and driven up prices, and the desirable location of the property sought by the Coyotes is likely to draw competition.
The Arizona Coyotes, through the law firm Fennemore Craig, put in an application to auction the land last June. In January, the name on the application was updated to Miracle Development, a new affiliate of Coyotes majority owner Alex Meruelo.
The application is for a mixed-use commercial development with initial phases of construction to be complete in 2027.

Good luck Coyotes. Getting the land will be tough because there will be competition. Getting permits will be ugly as well. Then you have infrastructure and the flood plain and environmental impact issues. You've got some pretty powerful resident groups around that area. Greyhawk and Desert Ridge residents are not just going to roll over here. There will be a massive NIMBY movement and Scottsdale is very political. Expansion and improvements at Westworld have been held in check by the politics of the region, and that doesn't even bring into discussion the airport and possible restrictions there. I would say even if the Coyotes are successful in getting the land (I think they fail) this doesn't get off the ground for at least another five or more years. Tempe will seem like a walk in the park compared to the can of worms they open up in Scottsdale.

A friend of a friend of mine did some digging into recent AZ state land auctions and came up roughly three-quarters of land auctions in the state feature just one bidder. We'll see if that happens here.

It's worth noting the land is actually inside Phoenix city limits. Not in Scottsdale.

Yeah, that's right. Northwest corner puts it in Phoenix with Scottsdale Road being the dividing line. Same issues stand but might get even more complex because of the possible involvement of both governments as a result of impacts. I wonder how fired up Paradise Valley would get in this too? Messy location.

Putting the arena in the northwest corner of the loop still seems like an odd choice, that’s still quite a ways from Scottsdale, Tempe and downtown Phoenix. It’s definitely a better location than Gila River but still it’s quite far from those big draw locales.

It's right next to Scottsdale, which ultimately hurts its chances of development. That land is right across Scottsdale Road from Grayhawk. It's a couple miles (street miles) from TPC Scottsdale. It's a very Scottsdale location and next to the money pocket of the municipality. This location is sandwiched between two of the three most affluent and upwardly mobile areas in Arizona. This will make it harder to sell than get it done IMO.

Weird, must be a typo when they said “northwest corner of loop 101” I’m guessing they meant northeast. To me the northwest corner would be north of Glendale.

Yes, a lot of single bid sales, but that vast majority of those are earmarked for specific use and only a single bidder will play. A lot of perpetual right of way sales as well. You can also see that just because a piece of property hits the auction block does not mean the auction will go through. Public pressure can kill an offering pretty quickly or an interested party backs away once the initial bid is disclosed.

It's at the northwest corner of the intersection between the 101 and Scottsdale Road.

I believe the initial bid has already been set at $68.5 million. A lot of the legwork on this has already been done since last June.
It's also worth noting that while the auctions are public, you need to have certain plans in place for the land that the board is privy to. Even if there are multiple parties involved in the auction, we won't see any of them getting in there solely to gum up the works.
