Drake - New Condo Development off 17th Ave from $159,900

Over 50% of the homes are under $300,000

Construction is estimated to start Spring 2011 and completion is estimated for Summer 2013.

$159,000 sounds like an awesome deal....
Does that include GST and is parking assigned, titled or is there parking at all?
I can't wait to check out the presentation center. Project is in a great location.

I don't have my complete pricing yet, but 2 beds will start around $350,000. There are also larger townhouses that have 2 bedrooms and they'll start around $500,000.

Prices don't include GST and some homes include parking, others don't. The lowest priced homes are studios and I don't expect them to include parking, but this is something I'm waiting for confirmation on still. I think the option to purchase a stall will at least be there.
Parking will likely be 99yr lease for tax benefit, but maybe titled. I'll know once I get the legal docs in a week or so.
I'll let you know when the presentation center is opening up, we'll be having a Realtor event as well so I'll make sure to let you know about that.
edited for update: Parking is titled ownership and all homes 1 bedroom or larger include 1 stall. Studios have the option to purchase one while extras are available. They get first priority.

Studios will start at $159,900. There's a few different types of them between 400 - 517 sq feet.
There are 7 Townhouses between 1065 - 1518 sq feet and they will be priced from $525,900.
Also:
1 Bedrooms from $256,900
1 + Dens from $271,900
2 Bedrooms from $349,900

Feel free to PM me for specific prices on plans you like. The reason we don't post them is because they're subject to change, and we want to control where they get posted.
We don't want Realtors etc. putting them on their websites and then not adjusting if we have changes.
We're happy to post the starting ranges as I have above in the thread, just not the whole list.

Was down there around lunch time today. Suites look great. Would have liked it to be ready for possession sooner than 2013, but that's not the end of the world. I spoke with Amar. Is that you, Winsor Pilates?

We'd love it to be ready sooner too, but it takes about 2 years to build a tower this size, and we'll be starting in the spring.

do the Bylaws have a seperate condo fee assessment spelled out for townhouses vs apartments? This matters long term in relation to repairs.

All fees are assessed based on the size of the home, so the townhouses pay larger fees due to them being our largest homes.
There is no provision in the budget or current condo rules that treats them differently in the event of repairs, warranties, special assessments or anything of that sort.
Since the building is not built and no condo board has been formed, rules are set up quite basic from the developers standpoint. Once owners move in, they could vote on amending the set up and treating the townhouses differently if that made sense.
From my experience, I've never seen a development where this has been done and wouldn't think it would happen, but it's really up to the owners.
Majority of the fees aren't related to repairs anyway.

Am I allowed to run a business in Drake? I would love to have my own studio space where I can work out of and meet clients once in a while.

It's only zoned for residential, so it would come down to how you use it. You could run a home-based business sort of set up, but not a commercial set up with signs, heavy equipment, constant in and out traffic etc.
I think you'd be fine for photography; I can get a more thorough legal answer for you if you're interested.
Some of the site lines are great for views and lighting as well, and we even have some studio sized units up high, so you could get those without breaking the bank for a really large space.
