It'll cost about 5000 to use the elevator and speak to the receptionist, that's non refundable

Are you in contact with the insurance companies? They should handle everything, but I'd be wary of any limitation dates too.
There are things at are out of the scope for the insurance companies, for myself and my tenant. I don't really want to get into too many details, I have had my hand forced into this direction.
My understanding is that I have 2 years to submit my claim.

I am looking for a lawyer that deals with resolving condo association/ management/ insurance/ contractor v. condo owner situations.
A little background: There have been 3 flooding events in adjacent units, in the past 6 months. These incidents, with various degrees of damage to my rental unit. I would now like to recoup expenses related to these events.

There is a very good chance that there is a waiver of subrogation between unit owners or tenants and between unit owners/tenants and the building, which would be why you need to deal with your own insurance. Have a look under the insurance section of your condo declarations.
