Default Average cost of a Real Estate Lawyer?

Just curious what the typical lawyer fee is when purchasing a new house.
(Closing costs, etc).

Final bill $800-$1200 for a cheaper option where you have little to no contact with the lawyer.
$1200-$2000 for a high quality lawyer whom you will sit down with directly and have the opportunity to ask questions, etc.

I believe it might depend on the cost of the property.

I think Troutman works that way?

The fees are generally flat, but the disbursements on a purchase are tied to the value of the home.

Fees will be more downtown than in the suburbs.

If you go with the cheapest, don't be surprised if you never meet the lawyer, and only see the para-legal.

Next question, any recommendations of Real Estate Lawyers in the South part of the city?

Anywhere South of Heritage Trail works.

Anyone do out of town? Looking to buy in a small town, should I go local or does it matter?

I have been recommended to these guys from multiple people within the industry. They have done my last two deals without any issues. They have an office in Bonavista. Will be doing my next deal as well.

I would strongly recommend that you go see NW Calgary Law near market mall. It's a bit of a drive for you but well worth it. We have done our last two deals with Peter without any issues or hassles despite being somewhat complicated in that I was out of the Country a lot. The other benefit is that you can talk a little hockey or fishing while your there as he is our resident CP user troutman.

This is also true. I have used Troutman as well on a prior deal and it was a great experience! If you are willing to travel always good to help out CP. If you really want to avoid the NW you can look at the other recommendation.

+1 for troutman, or at least, so far. Currently working with him on my private sale and purchase of a home.

I've gotten a quote from Troutman and it's been competitive. Sent it to a client to use but I don't think he ended up using Troutman.

Anyone know what the legal cost for setting up a HELOC is?
Thanks!

You don't need a lawyer to set up a HELOC - just through your bank. For me it was $225 for the appraisal and $250 in admin fees. Been told you can negotiate with your bank but meh.

Is that if your bank already has your mortgage?

I'm looking at shopping a fully clear and free title around to get a HELOC. I was pretty sure there was a legal cost. But thanks for the reply.
