Property Management Firms
I'm looking for recommendations on property management companies. I have a condo I'd like to rent out, and would like to hire a firm to take care of the details of finding tenants, collecting rent, dealing with issues etc rather than having to do this myself.
Any experiences (good or bad) would be greatly appreciated.

My brother in law runs a company called Magnum Property Management.
If you're only looking for them to run 1 rental proerty it's likely too small.
However they do have a Rental Pool option, where you put your rental into a pool, and they treat it like a larger unit, where the expenses and rent are shared proportionately. I'm not 100% sure how it works, but it might be worth looking into.

My parents deal with Realty Link

It's on Center Street right outside downtown. It's run by a Chinese guy and a few people. He comes off a little brash but he does a good job I think. My parents have used him for over a 4 years and are happy with him.

Hiring Emerald Management = Big mistake!
Last month Emerald charged me $1125 for a new toilet and refuses to explain why the cost was so high. My office assistant has called them at least 5 times since the begining of the month trying to get info. 6 or so months ago, they charged me about the same amount for "unclogging" the toilet. They are lousy at returning calls, I get the impression they are overworked.
They seem okay at managing condo boards tho (which was why I hired them in the first place).

why is that? i have always found them to be very helpful and easy to approach with issues. I would almost have to say if i moved i would try to look for a York West building.

Emerald is horrible. My dad's condo initially used them. At least they got smart and dumped their ass. HORRIBLE!
So with these property managment companies how much do they charge a month? Is it a % or a flat fee?

FYI I've given "CalgaryLawyer" an opportunity to fess up, and he hasn't.
Let's just say that I wouldn't use a management company run by someone would come to a forum, registering and saying they are a "Lawyer", and pretend to be a property owner to promote their own management company while at the same time slagging the competition.
I've also deleted the other post in this thread where a property manager registered for the sole purpose of coming online and promoting their own business.
Jeez what is it with property managers? Guys, if you want to buy advertising, do so, rather than trying to get free advertising by registering and breaking the rules with your first post, or even worse pretending to be someone else. Sheesh.

Horrible company. I sat on a condo board and these guys were our management company. They damn near bankrupt our reserve fund. We ended up replacing them.

Just wanted to bump this to see if anyone has/had any more experiences they would like to share. I have a single condo unit I plan on renting out. I have contacted a couple companies already but just wanted to double check to cover my bases.
