Edmonton just went through a similar rezoning, effective January 1. Not sure how it compares to what Calgary is proposing but seems similar in intent.

Ahh, I misread as "some areas" of Bonavista and thought maybe there was similar a caveat on the lakefront houses... If I recall, the caveats are added to land titles at the point of initial development and it would be quite onerous (if even possible) to retroactively add one after the fact.

Aito Iguchi is his name. He capped out at 5'2" 125lbs or so, which limited his potential to go pro. He's currently playing University hockey in Japan.

I feel like I'm going crazy. Friday is our day for blue cart (recycling) pickup. There are only 15% of my neighbors with bins out (3/20 that I can see). The calgary website says the 12th is a pickup day. Is tomorrow Friday? Is it April? Are 85% of my neighbors out of town?

The recent conviction in Vietnam of Truong My Lan and sentencing to death for the white collar crime of stealing around $17B CAD from a bank is pretty wild. This is an absolutely insane amount and may be the largest fraud ever in the world. While death sentencing isn't something I support, I've always been impressed at how hard countries like Vietnam, China and others in the global south and Asia in general, go after white collar corruption-like crimes.

$17b isn’t the largest fraud in the world by a lot. Madoff was $65bn.

Costco selling bulk packages of Tim Tams is both the best and worst thing they've done in the last few years. I'm not sure I'll have the willpower to resist picking up a box every time I'm there

I thought I read somewhere something like 90% of the madoff money was recovered? Maybe that plays into it.

I can’t say I followed this very closely, but apparently they recovered about $14.6b. So maybe the fraud is a mere ~$50b?

I have never heard of Luke Bryan.

I just googled him when I saw someone was selling tickets on this forum.

In Canada? Paramount+ I think. CTV dropped the rights so it’s not on television anymore.

Might not be the right thread but here goes...

My wife put in her 2 week notice recently at a place where the work environment had gotten toxic and she just couldnt work there anymore.

There was a stat holiday in the 2 week period but it wasn't paid on her final pay stub.

Tricky part is...when she gave her notice, they walked her out at the end of the day but still paid the 2 weeks as per the resignation.

Is she still entitled to the stat holiday pay ?

Yes.

They owe her the 2 weeks and if stat pay is apart of that I would say they owe that.

But, there are labour lawyers on CP, they will know the definitive answer

I guess depends on what ‘building additional homes’ means.

I just can’t square this:
“Rezoning increases property values” + ‘approx value of land = 1 unit of redevelopment’ means affordability improves?

Property worth $500k today. Zoning change increases this to 600k, with the city’s estimate being 600k/unit was redeveloped. So, the price to enter the game increases, to whatever the ones with the capital to play with determine economically viable. So now, the option to entry is higher than it would have been pre-zoning change, and the future potential is already gone. So someone has to have paid more for less, by the proponents own justifications.

My home is suddenly worth more because someone can build 12 rental units on it? And that’s a good thing? In the meantime where someone once lived is boarded up or torn down. And then the family who could have had a life in the house now gets a place to watch TV hopes the druggies in the neighbourhood park have cleaned up after themselves and that the bus is on time while they pay more to share their basement and walls. And hopes the fly by night crews who the developer underpaid didn’t cut too many corners.

I think if you attend one of the town halls you’ll maybe feel better informed about what’s going on. Ours was recorded. The developer in attendance talked about your concerns.

No. You can grow supply, you can even lower demand, and prices can absolutely stay the same or even rise.
