Just bought Apple TV last week. A bit tricky with the initial setup but smooth sailing after that. I was initially concerned about hockey coverage as I currently have NHL Center Ice but found out next season NHL Gamecenter is essentially the same thing (not sure about pricing)

HBO go requires an HBO subscription through your cable provider, to the best of my knowledge.

Correct.
Anything that you could watch on HBO can be streamed free of charge using plex.

To get the full features of the roku you need plex so that means you need a computer that is running the plex server that is accessible whenever you want to use its features.
The roku has some decent channels but plex will give you every single show or movie you could possibly want.

So I am very close to cutting my cable, but one thing is holding me back...and that's the ability to watch NHL and NFL playoffs. Besides getting an antenna, what are my best options for this?

It's as good as the NHL Gamecentre servers and your internet connection is. I had some issues with the video quality last year but this year no problems at all. Of course it won't allow you to watch in market games so there's that to consider.
As far as NFL playoffs go your choice is an antenna I believe, those are all broadcast on major network television over the air here from here on out.

My dad bought a Roku to watch Netflix while they're in Mexico for the winter. Turns out Roku doesn't work down there. He could probably use a VPN, but it sucks he can't even access Mexican Netflix, which has decent enough selection for him.

Always avoided cutting the cord due to the loss of MLB and NHL games. I already have an unblockus account for Netflix. Am I reading correctly that I will avoid blackouts for the Flames and Jays by using unblockus and getting gamecenter or whatever the MLB equivalent is?
Does anyone have any experience with this? How much internet is this using? I'm thinking I'd need to upgrade my internet in order to make this happen.

I use game center and have not had a single blackout this year for any games. My receiver does picture in picture so I tend to put hockey games on while playing video games
No VPN running

I'm thinking about cutting the cord... but my issue is that I PVR a lot of flames games to watch a few hours later, and I feel like that is not possible if I switch over to GameCenter - is that correct? You have to either watch live or wait until it's been archived a few days later?

I just get cable for hockey season and then cancel afterwards. Usually a pretty good deal since I will get put on the promos everytime
