Osteria de Medici Development has submitted two applications to The City of Calgary to amend the land use (also referred to a land use redesignation or rezoning) for a site at 201 – 10 Street N.W. The proposed land use would allow for taller buildings with increased density to be built on the site.

The first land use application (LOC2012-0010) for this site was approved in 2013.

The second land use application (LOC2013-0097) for this site proposes to change zoning to a Direct Control (DC) District using the Commercial - Corridor 1 District with a floor area ratio of 7.0 (this means the total square footage of all floor areas within new buildings on the site can be up to seven times the total square footage of the property) and a maximum height of 36.0 metres (approximately 11 storeys). This constitutes increasing the maximum floor area and the building height of the site beyond the maximums allowed in the Hillhurst/Sunnyside Area Redevelopment Plan. The area redevelopment plan allows for a maximum floor area ratio of 5.0 and a building height of 26.0 metres (approximately eight storeys).

City staff are currently working with community representatives and developers on a new community engagement and stakeholder feedback process.
