It's right next to Scottsdale, which ultimately hurts its chances of development. That land is right across Scottsdale Road from Grayhawk. It's a couple miles (street miles) from TPC Scottsdale. It's a very Scottsdale location and next to the money pocket of the municipality. This location is sandwiched between two of the three most affluent and upwardly mobile areas in Arizona. This will make it harder to sell than get it done IMO.
