Crazy I use to live in a place two doors down from the under $100k on 12th Ave. I can't believe some of those places are so cheap even if it is a foreclosure and in Calgary. Do you know if that building has rental restrictions?

I am only 20 and have never bought a house obviously but I want to move out in 2-3 years if I can.

Rule of thumb I've always heard is you can get a new mortgage as long as you're going to be borrowing 50,000 or more, although I understand it can be a bit tougher if you're going to borrow 100,000. Get a good mortgage broker and it shouldn't be a problem.

It can be hard to mortgage a place with less than 500 square foot and less than 100k as most banks will frown upon financing such small loans as they have a portfolio that they like to stick to. I do know if one bank that will finance such deals so PM me if you need more info.

Well as a buyer it costs you nothing to hire a realtor and in many cases you might get some "perks" out of it.
Basically the process is as follows...
-See the property
-Write the offer, foreclosures also have a schedule a which is a document from the bank basically stating there are no warranties or representations as a typical sale.
-Wait... most deals you negotiate the same day you submit the offer. With a foreclosure it can sometimes take the bank a few weeks to get back to you. If the bank counters then they are typically able to do the negotiations from this point on all within a few days.

The purchase of a foreclosure is very similar to any purchase. Some of the biggest differences are the wait to have the offer accepted and having no warranty or representations (the bank doesnt know if there is something wrong with the property and does not care).
If you are interested in something send me a PM...I just finished working on one and guided handled everything from start to finish. All the client had to worry about was finding a place he liked.

Much of this is answered above.
Certain foreclosures will not be to fond of conditions however the majority are fine as long as you can get them done quick. Have a property inspection done. if its a condo then chances are you will have to purchase your own condo documents and then have them reviewed to ensure that you are not walking into a hornets nest and obviously a financing condition.

On a foreclosure, is there any way of finding out how much is owing on the property? This would be very helpful re making an offer.

Hey,

If it is a court of queens bench then you can go down and purchase the foreclosure documents. Inside these documents are a magic number (they show appraisal value and home value) that will give you an idea as to what they will accept. This is for when the property has first hit the market. As time passes and there is no interest the chances of them accepting below this number increase.

I made the mistake of buying in a new neighbourhood once. You'd be surprised at all the things people don't do that they should (grass, decks, trees, flowers, fences, etc. - basically everything that makes a neighbourhood feel and look nice you can count on about half not doing for years and years and years).

Aspen Estates seems to be the place that attracts foreclosures. A Lot of reckless rich people.

Aspen reminds me of a BMW in the sense that people go for the prestige despite over leveraging themselves. (Not all BMW owners...I just see way to many young people in a 50k+ BMW that really shouldnt be)
Also keep in mind, aspen started getting popular during the boom. How many people bought in based on that years bonus or raise and didn't factor in a cut back.
