Looks like a decent place, SFH under $400, in good shape, not at the end of the city. I'm not a fan of the exterior and the single car garage are the only things I personally wouldn't like. Other than that seems like a good starter home in not a starter neighbourhood. And I think it had a big backyard too?

Ya it did have a great yard. Just a couple odd ends need to be tied up before we proceed. Nothing wrong with the house itself.

You think that's expensive given the SFH market in Calgary? I think it's a lot of money, I wonder if prices will go down a but. . . Given what's out there I don't think it's obscene.
Do you? Cedarbrea is a 15km drive to my office downtown. I sure as heck wouldn't want to spend $400 for a starter home in the far north or south.

Yeah - I agree with part of that.
Depends what "starter home" is to someone. Starter home was kind of a post war era first family home term.
Today people live in Condo's and Townhousesm I don't know that many would fall into starter home. . . But It's kind of perspective. I'm early 30's and don't think 400-500 is outrageous. But maybe that's a problem.

Interior renos look quite nice on this one. Kitchen has a nice pleasing aesthetic. Many homes on the market have cheesy interiors.

It is a very nice home, had it listed for a week during the winter and we had a ton of showings. Had to take it off the market until now but I anticipate a good amount of interest in this place. It was done right the first time instead of pieced together!

Unless they live in the far flung suburbs, I don't think that many people can get a starter home for under 400k. That's just the reality of the housing market right now...
Everyone I know who purchased a starter home was in around the 390k range, in places like Citadel, New Brighton and McKenzie Towne (which are around 22 km from downtown)
